Cleanup tomorrow, & happy hour save the date

April showers bring... May showers?! At least dry weather returns this weekend.

Reminder Edgewood Neighborhood Cleanup TOMORROW

Happy Friday, neighbors-

Days are getting longer, and the "spring forward" time change is only a week away! Celebrate spring by joining this month's cleanup: TOMORROW, Sat. March 5, between 10:30-11:30 AMMeet by EdgewoodRecreation Center: 3rd and Evarts St. NE. 
*Special this month: free t-shirts for volunteers, courtesy of our supportive partners at the Office of the Clean City!

Community Happy Hour Today, and Cleanup Tomorrow

1. 'Do Drop In' with your neighbors, family, and friends, for a community happy hour TODAY BETWEEN 3-8 PM at Edgewood's own DEW DROP INN (2801 8th Street NE, in the former Chocolate City Brewing space).
Today's gathering benefits year-round volunteer activities and initiatives that make Edgewood an even greater place for everyone to live, learn, and play. 
This local business (which serves sandwiches and snacks too) will graciously donate $1 per drink sold, and there will also be a donation jar.

October Community Cleanup -- tomorrow!

Dear neighbors:

This month's cleanup is again joined by Edgewood's own Beacon House. This local nonprofit serves local at-risk youth through sports (football!) programs at the Rec. Center, homework assistance, mentoring, nutritious meals, and more. We hope you can join too!

Rhode Island Center

MRP REALTY TO REDEVELOP RHODE ISLAND CENTER

 

Mixed-Use Mega-Project Adjacent to Rhode Island Metro will be Catalyst for NE DC Transformation

 

WASHINGTON, D.C. (July 21, 2015) – MRP Realty, developers of commercial, residential and mixed-use real estate across the Mid-Atlantic region,  along with B&R Associates L.P., announced today the two have formed a joint venture to redevelop the shopping plaza known as Rhode Island Center into a thriving, multi-phase, mixed-use environment.

 

The first phase of the joint venture between MRP Realty and B&R Associates will include building approximately 345 residential apartment units and 47,000 square feet of retail. The project plans for a retail-activated plaza oriented to the Metropolitan Branch Trail and the new pedestrian bridge, providing access to the Rhode Island Avenue metro station. The joint venture recently retained KLNB for retail leasing, and is targeting a health club as the lead retail tenant for phase one.  The architect for the residential buildings is SK&I. 

 

“The original project was much lower in density and more geared towards auto and industrial use,"said Ryan K. Wade, founding principal of MRP Realty. "The new development will tap into the new Metro connection and the Metropolitan Branch Trail -- for both cyclists and pedestrians -- while still providing sufficient parking but at a level that reflects the range of transportation options." 

 

“Rhode Island Center is one of the rare opportunities to make a significant contribution to not only the neighborhood, but to the entire city,” added Bob Murphy, MRP Realtys managing principal. “MRP Realty and B&R Associates will be working hand-in-hand with Councilmember McDuffie and ANC 5E, as well as the D.C. Office of Planning and Deputy Mayor for Economic Development teams to transform the old shopping plaza into a vibrant development centered around Metro and the Metropolitan Branch Trail. The new Rhode Island Center will be a catalyst for the transformation of Northeast Washington and we are proud to be a part of the team.”    

 

The architecture of the redevelopment will respond to the industrial heritage of the neighborhood and the existing industrial buildings running along the Red Line through Northeast Washington, D.C. During redevelopment, the joint venture will extend the street grid through the site and introduce a new retail main street that will run from Fourth Street NE and terminate at the public plaza in front of the Rhode Island Avenue Metro entrance. A new curb-less road will form a unique public space and create an opportunity for special event programming. 

 

Additional plans for phase one include improving the Metropolitan Branch Trail by relocating it underneath the existing bridge to the Metro, creating additional green space along the trail and opening up the pedestrian bridge to the public plaza. By extending the cycling infrastructure from the Metropolitan Branch Trail to Fourth Street NE, bike lanes will have a dedicated, grade-separated trail improving cyclist safety. At its completion, the final product will include up to 200,000 square feet of retail to include a full-service grocer.

 

B&R Associates,  the original developer of the shopping center over thirty years ago, will remain an active participant on the development team.

 

“We looked at a number of different options, including an outright sale, but the opportunity to remain involved with the project through a redevelopment joint venture with MRP received strong support from the families involved with the original development,” said Brad Bernstein, managing general partner of B&R. "We are all excited to get this project moving forward, and we intend to bring increased vitality to the immediate area at Rhode Island Avenue Metro.” 

 

The joint venture has filed a planned unit development application for height with the city and is seeking stage two approval for phase one of the project which will aim to break ground in 2017.

MONROE STREET MARKET KICKS OFF SPRING PROGRAM OF EVENTS

 

--Events Begin with Third Thursdays, Historic Brookland Farmer’s Market and

WASHINGTON, D.C. – April 8, 2015 – The Bozzuto Group today announced that Monroe Street Market will kick off its spring events schedule on Thursday, April 16 with the community’s  “Third Thursdays on the Arts Walk,” a monthly event featuring artist open houses and live performances.

The Arts Walk features 27 studio spaces with artists who work in various mediums. The Third Thursday events will take place each month until December 17, 2015.

Live music and performances will be held on the Arts Walk plaza each week, powered by Dance Place. Interactive Dance Performances From Dance Place

As the Opening Celebration for the Free Art on 8th Event, the partners at Dance Place will present live interactive dance performances.  Friday night programming will continue on the Cornerstone Plaza in front of Busboys and Poets. Kicking off April 17 evening from 6:30 – 7pm, POP (People Objects Play) will have an interactive dance for all ages. From 7 – 7:30pmthe Coyaba Dance Theater will showcase African dance and drum. Last, from 7:45 – 8:45pm the DC Casineros will feature Cuban Salsa.


Historic Brookland Farmer’s Market Opening

The Historic Brookland Farmer’s Market is back, featuring more than 16 vendors offering local produce, dairy, meat, artisan coffee, bread, baked goods and more. Listen to the live music and enjoy the family friendly entertainment and crafts.

 

The Bike Rack and Filter Coffeehouse Grand Opening

Saturday, April 18 9am-1pm

The Bike Rack and Filter Coffeehouse and Espresso Bar will open a shared space on the Arts Walk, directly across from Brookland Pint. The Bike Rack’s second shop in the District will offer a wide variety of cycling needs including repairs, a diverse bicycle inventory, riding events, and active involvement in cycling advocacy. Filter Coffeehouse and Espresso Bar will create a unique atmosphere for bike enthusiasts and coffee lovers alike, providing a daily assortment of coffee, teas, and pastries.  From 9am – 1pm on April 18, The Bike Rack will offer free basic bike maintenance on the Arts Walk.

Development Update

Just a glance around Edgewood and you can see all the ongoing construction with developments completing and new neighbors and businesses moving into the neighborhood. I feel like a broken record trying to get these developments to acknowledge that they are in Edgewood! So below are the updates of the developments ongoing in the Edgewood neighborhood for your reading pleasure.

Chancellor's Row (3015 4th Street NE) - 10-acre residential development on St. Paul's campus which began construction Fall 2010. They sold out last year and only ones on the market are being sold by owners. They added a ZipCar and a Capital Bikeshare Station to this location. The remodeling of the triangle park at 4th, Franklin and Lincoln NE has been completed from the community benefits of this project.

Monroe Street Market (7th Street and Michigan Ave NE) - mixed use development that includes approximately 720 housing units, 45 townhouses, and a public square with a college main street with 83,000 square feet of street-level retail, 15,000 square feet of artists' studio space and 850 below-grade parking spaces. They started demolition on the CUA buildings in 2010 and broke ground on November 9, 2011. Right now they are getting close to completion with their 3 buildings renting and the Arts Walk is full.  They have retail open- &Pizza, Potbelly, Brookland Pint, , Halsa, Barnes &Noble, Busboys and Poets and more is coming.  Filter Coffeehouse and The Bike Rack are scheduled to open soon. They will start construction of the townhome section of the project soon. They have a future phase that is still to be planned and developed and they will neither confirm nor deny that it could hold a Whole Foods in the future when it is developed.

Pizza Mart Development (4th Street and Adams Street NE) - last year the building that housed the Pizza Mart was demolished and they have started construction on a new building that will include 17 condominiums.

H Street Development Corporation (2321 4th Street NE) - this development broke ground on December 10, 2014 and will be affordable housing apartments with ground floor retail.  There will be 116 apartments and a little over 5000 SF of retail space with a completion date of May 2016.  The building will also include a fitness center, community room, and 32 off-street parking spaces.  The rental ranges from $1038 for a studio to $1638 for a 3 bedroom.  There will be some units at lower rates as subsidized by DCHA.
 
The pedestrian bridge from the Metropolitan Branch Trail to the Rhode Island Avenue metro station which opened for use on December 31, 2014. The bridge still has some finishing touches to be completed but already looks great and is a long-awaited addition to our neighborhood.

Trinity Washington University is adding a new Trinity Academic Center building and they broke ground in May 2014 and is expected to be completed by Summer 2016. 

Mess Hall (703 Edgewood Street NE) is a culinary incubator that opened in the Fall of 2014.

Holy Redeemer College (3112 7th Street NE) has a plans for adding 41 townhouses to the property and this is currently in the planning stages.

Dew Drop Inn (2801 8th Street NE) plans to open restaurant in Spring/Summer 2015.

Developments Surrounding Edgewood

Rhode Island Row (919 Rhode Island Ave NE) - This project is completed but still filling up the remaining empty retail slots. They have posted the rents and they range from $1740 for a 1 bed/bath to $3465 for a 3 bed/bath. The following retailers are open: CVS, Chipotle, Sprint, T-Mobile, DC Dept. of Motor Vehicles, Carolina Kitchen, TK Burger, D’Arte Nail Spa Salon, Jersey Mike's, Bergami's Pizza, Phenix Salon and Suites and Sala Thai. I am hoping that they will fill the last remaining spots soon!!

901 Monroe Street NE - This project was approved by the zoning commission across the street in Brookland and looks promising. The plans are after demolishing the current buildings to build 212 Apartments, 16 units at below market rents, and 13,000 sq. ft. of neighborhood-serving retail including a restaurant. Groundbreaking occurred the end of 2012, but there have not been many updates since then. It was supposed to be done by Fall of 2013, so seems to be a bit behind schedule.

Washington Gateway (Intersection of New York Ave and Florida Ave NE) - This project which has been recently revived and modified to include more residential instead of a hotel will connect NoMa with the Eckington neighborhood. The groundbreaking happened the end of 2013 for Phase One which is a building with 400 residential units and 5,200 sq. ft. of retail and is well on its way to being completed with a restaurant taking the retail space.  The next two phases of this project will be office buildings. This project will also connect to the Met Branch Trail which will be great.  There is currently a temporary connection to the trail and an unofficial dog park.

McMillan Sand Filtration (North Capitol Street, Michigan Ave, 1 Street NW) - This huge 25 acre site has been the focus of many meetings and plans over the years and I'll put its timeline as I'll believe it when I see it. The site is now being used to storm excess storm water to help reduce flooding in the area. There are many sites and posts about this development as everyone seems to have an opinion as to what should happen with this piece of land. They have recently had meetings with the zoning board and historic preservation and there have been more meetings so I am sticking to my last update that I will believe it when I see it.  That said there have been a number of approvals by the council and different boards so it may be moving forward.

H Street CDC Groundbreaking at 2321 4th Street, NE

 
H STREET COMMUNITY DEVELOPMENT CORPORATION, E&G GROUP HOSTS GROUNDBREAKING CEREMONY FOR RHODE ISLAND AVENUE AFFORDABLE HOUSING DEVELOPMENT PROJECT
Community and business leaders will join to celebrate the Rhode Island NE five-story, mixed-use development
 
Washington, DC (December 10, 2014) – H Street Community Development Corporation, in partnership with E&G Group, will host a groundbreaking ceremony to announce the development of 2321 4th Street, NE. The ceremony will be held at the development on Wednesday, December 10, 2014 at 11:00 a.m. and will celebrate the construction of much needed affordable housing in the District.
 
2321 4th Street, NE will include a five-story, transit oriented, mixed-use development with 116 affordable rental apartments and 5,000 sf. of retail space.
 
“In the District there continues to be a growing demand for smart, attractive affordable housing for residents looking to raise their families in thriving neighborhoods,” said Kenneth Brewer, Sr. executive director, H Street Community Development Corporation. “We believe 2321 4th Street, NE responds to this demand and will create a number of construction and retail jobs that will continue to help the District’s economy grow.
 
Construction began on the project in November 2014, and is slated for completion by May 2016. The apartment units are being built in walking distance to the Rhode Island Avenue Metro station, and amenities include a fitness center, community room, ground floor retail, and off-street parking spaces. The development has been designed to meet the needs of the Rhode Island Avenue neighborhood’s moderate-income family and business owners in search of retail space in an economically revitalized community.
 
2321 4th Street, NE is financed with the help of the DC Housing Finance Agency, the District Department of Housing and Community Development and Capital One. The project is designed by Bonstra I Haresign Architects, with construction by Harkins Builders, Inc.

The Inspired Teaching School at 200 Douglas St is getting a new KaBoom! playground, and we need YOUR help!

Greetings from the Inspired Families Association!

The Inspired Families Association (IFA) is the PTA / PTO organization of the Inspired Teaching School, and we are THRILLED to move to our permanent home in the Edgewood community.

We recently got word that our school has been chosen as a site for a brand new KaBoom! playground, and we are looking for volunteers to help make Build Day a success! Our KaBoom! build's sponsor, the National Corporation for National and Community Service, will provide us with the bulk of the day's volunteers, but we are looking for ONE HUNDRED VOLUNTEERS to help out on Build Day. Volunteers do not to be skilled in construction or have any special tools; they just have to be enthusiastic, energetic, willing to work, and have fun, fun, fun! (And be at least 16 years of age).

What are some of the jobs you might do on build day? Mix cement, put together playground equipment, direct volunteers, paint, build benches, help with side projects, and haul mulch... LOTS of mulch :) We also have a limited number of volunteer slots available on the Planning Committee for people who want to help with volunteer recruitment and registration, food, public relations, and logistics.

Join us as an individual or come with an entire team. Ask your company if they will give hours worked credit for volunteering on this day as part of the September 11National Day of Service & Remembrance. We are looking for 100 volunteers for this project, and everyone must be pre-registered.

We’ll provide breakfast, lunch, beverages, and music, along with an opening and special closing ceremony at 2:30PM. The build will happen RAIN or SHINE!

BUILD CAPTAINS
3-4 skilled builders are invited to become Build Captains to take on a leadership role on September 11. If you can serve as a Build Captain, please contactallison.acosta@gmail.com
 
PLANNING COMMITTEES
We need volunteers to serve on the following committees. If you interested in helping with any of these, please contact allison.acosta@gmail.com
  • FOOD (help secure food, beverage, paper goods, and develop plan for serving food)
  • LOGISTICS (transportation, electricity source, tables, tents, chairs, signage, recycling plan, etc)
  • PUBLIC RELATIONS (recruit DJ & photographer, invite media & VIPs, send press releases, etc)
  • RECRUITMENT & REGISTRATION (recruit volunteers, build captains, create registration process)
We look forward to getting to know our neighbors & working together for many years to come!
