Edgewood Home Sales

Edgewood has a very diverse housing stock with a wide range of sizes and prices. Right now the most expensive places listed is an 8-bedroom home on Lawrence Street NE listed for $1,538,000 while the least expensive listing is a condo listed at $109,300. It seems that there continues to be a steady number of houses selling across the price ranges and there are quite a few pending sales that have yet to be posted. The overall number of houses in the neighborhood for sale continues to be low as of right now there are less then 16 places listed for sale not counting the new development at Chancellor's Row.  Houses have been going fast as I have attended a few open houses where there were 25-50 people lined up before they even started!  A couple of places have sold before they even went on the market.

The Mint Condos in Eckington

I stopped by and toured the Mint Condos this afternoon and thought I would share my findings. There are 21 units in the building and they are about to put their 8th unit under contract leaving 13 left for sale. All of the remaining units are 2 bedrooms with anywhere from 1 to 2.5 bathrooms. The building is cute and I liked some of the decorative features. Some of the layouts were a bit awkward, but they all have lots of windows and light. They are priced between $319,900 and $379,900. The rooftop deck and gym are really nice and will be great for the 4th of July!! The retail space is a total of 3,000 square feet and they are selling it not leasing. They are open to having it be one space or splitting it into 3 spaces. They said that they are looking for the right fit for the space and quality retail for the neighborhood which I appreciated.

Right now the most expensive places listed are the new homes being built in Chancellor's Row listed at $649,900 while the least expensive listing is a condo listed at $137,000. It seems that there continues to be a steady number of houses selling across the price ranges and there are quite a few pending sales that have yet to be posted. The overall number of houses in the neighborhood for sale continues to be low.

The Chancellor's Row development continues to be a high seller in the neighborhood having sold over a hundred houses to date.  The prices have gone up as I noticed they changed their signs from houses in the 400s to in the 500s.

Recap of the Rhode Island Avenue Task Force Meeting

This morning I attended the Rhode Island Avenue Task Force meeting and I wanted to share what  I learned as it pertains to Edgewood.  Also,  I would like to encourage people to attend these meetings as they are open to the whole community and it is a great way to get your voice heard and be a part of the development of Rhode Island Avenue NE.  The next meeting is being scheduled for the end of February.

The meeting started with an introduction of the different groups that were present.  There was quite a bit of blunt expression demonstrating the fractured relationship by the Premier CDC group towards the Friends of Rhode Island Ave group.  I have experience with the Premier CDC group in regards to them working towards starting an Edgewood Farmer's Market and I joined the Friends of Rhode Island Avenue group when they started last year.  So, that said I am not going to go into details of the discussion I am going to say I think both groups have a niche and there is so much to be done that the more the merrier.  I just hope people can work together and not duplicate efforts.  I think it would be best if each group could focus on specific initiatives and the Task Force meetings could be used to delegate and discusss what each group is doing.

There was a representative from CM Orange's office there and Jeff Miller, Director of Real Estate from the Office of the Deputy Mayor for Planning and Economic Development was there as well.  They were both very informative about programs and initiatives and honest about the lack of money for government funding for many of these items.

I asked many questions about the potential Farmer's Market in Edgewood.  Premier CDC group stated that they are still working on it hoping to start one this year.  They have been talking with Vanguard at the Rhode Island Shopping Center, but they still do not have anything signed.  Jeff Miller stated that his office has also been discussing it with Vanguard and also offered the option that the Rhode Island Row development would be happy to have the Farmer's Market there.  It seems that we may very well have one this year.

Jeff Miller also stated that over 50% of the Rhode Island Row development's retail has already been leased.  He did not share any new tenants past the ones we already know.  I am hoping that Rhode Island Row will start advertising who they are as their spaces are being completed.

The Rhode Island Shopping Center was discussed further as I asked a few more questions about it and was told that development may be closer than I was previously told.  Basically the leases being signed by the new discount grocer/retailer are going to be shorter term and redevelopment could happen in pieces.

I made a few connections at the meeting for an outdoor movie night that I am trying to plan and coordinate with multiple groups along Rhode Island Avenue.  If anyone is interested in being involved with planning let me know!

It looks like the overall prices of the available housing stock in Edgewood has moved up about $40,000 at both ends of the spectrum over the last two weeks. Edgewood has a very diverse housing stock with a wide range of sizes and prices. Right now the most expensive places listed are the new homes being built in Chancellor's Row listed at $559,900 while the least expensive listing is a 1 bedroom condo listed at $59,900. There is exactly a half-million dollar spread in the sale prices across the Edgewood neighborhood. I know that there are many discussions across DC with regards to creating more affordable housing, but I wonder if anyone is looking at the housing stock that is currently available. There are options for every family size and budget in Edgewood right now and I am not sure if they will last as our neighborhood continues to develop. Over the last few months I have noticed that home sales seem to be picking up, so I hope those looking in nearby neighborhoods start thinking about investing in Edgewood.

New DCRA Regulations for Vacant Properties

In the beginning of this month new laws were enacted which impact the vacant properties in our city. I am sure everyone has been walking down a street and then seen a boarded up, overgrown house or building and thought that it was a shame and could be fixed up to become part of the neighborhood again. While I was reading DCRA's website I came across a page that discussed turning vacant properties into affordable housing which I thought was an unique and inspirational idea. This month, the D.C. Department of Consumer and Regulatory Affairs begins enforcement of new vacant property regulations using taxes to discourage property blight in the District. The new system gives the agency the authority to identify, inspect and classify commercial and residential properties as vacant or to deem a property blighted.

The Vacant Property Disincentivization Amendment Act of 2010 made several adjustments to the vacant property registration laws. Owners of vacant properties who do not qualify for one of four exemptions under District law will be required to pay a $250 registration fee. Their properties will be taxed at a rate of $5 per $100 of assessed value. Properties in poor or unsafe condition can also have their property deemed blighted with their properties taxed at a rate of $10 per $100 of assessed value. The owner must pay a $250 renewal fee each year until the property is legally occupied or qualifies for an exemption.
